Preventative maintenance of HVAC/R systems.
Emergency Service, On Call Rotation.
Installation of small systems.
Perform start-up of new equipment in support of our construction operations.

Journeyman Plumber

Job description

We are looking for an experienced Plumber to efficiently undertake a variety of plumbing tasks ranging from fixing leakages to installing pipes and HVAC systems. A successful plumber must have a thorough knowledge of hydraulic systems. They are patient individuals with a practical mind and manual dexterity, able to work efficiently with great attention to detail. The goal is to install and maintain well-functioning systems that transport water, waste, gases or hot liquids.

Responsibilities

Read blueprints and drawings to understand or plan the layout of plumbing, waste disposal and water supply systems
Cut, assemble and install pipes and tubes with attention to existing infrastructure (e.g. electrical wiring)
Install and maintain water supply systems
Locate and repair issues with water supply lines (e.g. leaks)
Repair or replace broken drainage lines, clogged drains, faucets etc.
Repair domestic appliances (e.g. washing machines) and fixtures (e.g. sinks) etc.
Install and maintain gas and liquid heating systems (air-conditioning units, radiators etc.)
Install waste disposal and sanitary systems with well-functioning DWV systems
Skills

Proven experience as a plumber
Solid understanding of water distribution and disposal systems in residential, commercial and industrial buildings
Working knowledge of heating and ventilation systems as well as appliances
Ability to handle plumbing tools and equipment (pipe wrenches, pipe cutters, plungers etc.)
Good communication and interpersonal skills
Friendly with a great deal of patience
Good physical condition and strength with the ability to work in awkward spaces
Diploma from a trade school or successful completion of apprenticeship
Valid license to practice profession

The Maintenance Technician assists the Maintenance Manager in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Maintenance Technician will carry out assigned duties in a safe manner, and in addition to the duties described herein, will perform other duties as requested by the Maintenance Manager and Community Manager. The Maintenance Technician must provide exceptional customer service while assessing and repairing the property.

Responsibilities
1. Must be knowledgeable of pertinent laws and applicable regulations including, but not limited to EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerant.
2. Must be aware of the condition throughout the property and immediately initiate action to correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes and broken/burned out exterior lights.
3. Must be aware of all utility meter cut-offs, fixture cut-offs, and sewer clean-outs.
4. Perform basic and advanced HVAC repairs to residential heating and cooling systems.  Repairs and maintenance include items such as completing preventive maintenance checks and services, troubleshooting systems to identify problems, repair / replace faulty internal parts, pull vacuums and charge units, repair / replace entire HVAC systems
5. Perform basic electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc. and light plumbing work, such as clearing stoppages, replacing fittings, etc.
6. Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors, as well as exterior and interior painting.
7. Painting:
a. The painter must be knowledgeable in all aspects of painting including, but not limited to, taping and texturing, caulking, interior painting and have the ability to make minor drywall repairs.
b. Painter must be knowledgeable of pertinent laws and applicable regulations of OSHA governing proper storage and management of hazardous materials.
8. Flooring:
a. The Floor Laborer is responsible for ensuring flooring is properly cared for by prepping for stripping, waxing and cleaning of floors. Floor Laborer must be skilled in use of machinery as, but not limited to buffer, shop vacuum and sander and should also be knowledgeable in proper mixing of chemicals.
9. Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, draperies, locks.
10. Assist in custodial and grounds work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
11. Responds to work orders and resident concerns in a timely and professional manner.
12. Assist make-ready staff as required and directed by the Maintenance Supervisor to meet deadlines.
13. Complete accurate records regarding preventive maintenance, and work orders.
14. Report any maintenance or resident related concerns to manager and/or supervisor in a timely manner.
15. Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as needed. Make sure storage areas and entrances are locked and adequate lighting in those areas is maintained.
16. Attend and participate in training seminars as requested. Be aware and operate within OSHA (Occupational Safety and Health Act) standards and company safety policies and procedures at all times.
17. Ensure effective, timely and professional interactions with residents, contractors and property management team on all maintenance services provided.
18. Must be knowledgeable of inventory levels of spare parts and supplies and inform Maintenance Supervisor of shortages.
19. Perform other duties as assigned.
Qualifications
Required Experience:

1. HVAC certification preferred
2. Preferred one-year experience or training in the following areas: carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, air-conditioning.
3. Proven knowledge and application of codes, laws, and regulations.
4. Must be able to pass background investigation and drug test screening.

Required Education/Training:

1. High School Diploma or GED
2. Valid Driver’s License and acceptable driving record.
3. All specific certifications required by law.
4. Must successfully complete all required courses, classes, and training provided

Required Skills and Abilities:

Maintenance Superintendent

The Maintenance Superintendent is responsible, under the direction of the Community Manager, for the overall maintenance, including mechanical maintenance and physical appearance, of one or more sites.
Responsibilities
1. Participate in all maintenance projects, including periodic inspection of all units, buildings and common areas. Perform repairs and janitorial assistance as needed, as well as specific maintenance as detailed below.

2. Schedule and assign work order requests, adhering to maintenance priorities.

3. Obtain bids for work and/or services. Coordinate maintenance related contractor activities, including contract negotiations and scope of work. Have full knowledge regarding contracts, suppliers, their goods and services.

4. Maintain inventory of tools, equipment and supplies. Adherence to monthly, quarterly, and annual budget perimeters for purchasing in necessary supplies.

5. Maintain accurate records for all required logs, preventive maintenance, warranties, inspection, inventories and work orders.

6. Perform essential maintenance functions including but not limited to: light electrical repairs (appliances, fixtures, outlets, circuits, etc.), light plumbing work (clearing stoppages, replacing fittings, etc), light carpentry work (fitting doors, freeing windows, etc.), interior and exterior painting, and rekeying locks. Assist in custodial work including but not limited to pressure washing, sweeping, mopping, vacuuming, trash removal, cleaning windows, etc. Repair concrete, masonry, roof and fencing when required. Assist exterminator when required.

7. Have knowledge of all property water and gas meter cut offs, all apartment and fixture cut offs, and sewer clean outs, and post map of same. Operate within OSHA standards and company safety policies and procedures at all times.

8. Adhere to and stay current on all applicable building codes.

9. Performed scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals.

10. Ensure effective, timely and professional interactions with residents contractors and property management team on all maintenance services provided.

11. Participate in on-call schedule for evening, weekend, holiday and emergency coverage. Must respond in a timely manner to all after hours and emergency calls.

12. Work in conjunction with the Community Manager to plan for, and successfully execute unit turnover to prepare all vacant bedrooms and units for new move ins during a condensed time period.

13. Perform other duties as assigned.
Qualifications
Required Experience:
– 3 or more year’s full-time maintenance experience.
– Residential property management experience preferred.
– Formal training or experience in the following areas: carpentry, light plumbing, light electrical, painting, and refurbishing/cleaning air conditioning units.
– Willingness to assist with and work in areas other than strictly repair maintenance, such as janitorial, custodial, landscaping, painting, etc.
– Boiler license where required.
– Familiarity with OSHA Standards is required.
– Minimum of 2 year’s supervisory

Required Education/Training:
– High school diploma or equivalent.
– Any college or advanced technical training is preferred.
– Current HVAC certification is required.
– Current CPO (Certified Pool Operator) is preferred. Ability to obtain CPO if not already in possession is required.

Required Skills and Abilities:
– Valid driver’s license and acceptable driving record.
– Mechanical/trade skills and abilities listed in required experience.
– Ability to work with co-workers and residents professionally in a demanding environment.
– Must have ability to work safely and follow safety directives.

Working Conditions:
