Pay: 25/hr

 

Job Duties:

1. Tasks include, but not limited to: installation of door hardware, plumbing fixtures, paint/patch, lock repairs, furniture repairs, first response and general assessment of HVAC and Electrical issues.

2.. Monitors work done by outside contractors.

3. Research parts, materials and inventory needed to perform work requests and on hand stock.

4. Responds to routine and emergency calls for repairs and service.

5. Maintains appropriate service and repair records; documents information in multiple on-line computerized maintenance management system (CMMS).

6. Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes.

7.Completes work safety permits.

 

Essential Job Functions:

1. Use graphic instructions such as basic blueprint drawings, layouts, or other visual aids.

2. Gather quotes and estimates from vendors.

3. Exercise independent thought and action within the scope of specific assignments.

4. Comprehend and make inferences from written materials.

5. Measure distances with a tape measure or other measuring device.

6. Make precise arm-hand positioning movements (i.e., operates an electric hand drill).

7. Lift arms above shoulder level to work in ceiling areas.

8. Work in small, cramped areas such as crawl spaces, equipment enclosures, closets, etc.

9. Climb ladders or steps to reach work areas; work at heights greater than ten feet.

10. Remain in a standing position for extended periods of time.

11. Work in a variety of weather conditions with exposure to the outdoor elements.

12. Move heavy objects (50 pounds or more) long distances (more than 20 feet).

13. Must observe all safety protocols for both ABM and client requirements.

14. Routinely review safety protocols and participate in new developments.

15. Must maintain 100% compliance with safety and trade training.

16. Monitor & compare data to determine compliance with operating or safety standards.

17. Work safely without presenting a direct threat to self or others.

18. Ability to maintain good working relations with staff, client, building tenants, and public.

19. Make decisions and coordinate work based on information given by the customer.

20. Communicate orally and in writing in the English language, express ideas on technical problems clearly and concisely with management.

 

Minimum Qualifications:

2 years previous General Maintenance experience

 

Additional Requirements:

1. Position may require the performance of other essential and marginal functions depending upon work location, assignment, or shift.

2. Position may require working irregular hours, shifts, weekends, and holidays.

3. Must possess a valid driver’s license and have an acceptable driving record. Position may require driving company or client-owned automobiles and/or powered industrial trucks Classes I-V. Must be physically capable of operating the vehicles safely.

 

Work Environment:

1. General office and shop, as well as, exterior/outside environment

2. Biopharmaceutical production environment (clean rooms, labs, etc.)

3. Possibility of exposure to Boiler and Chiller Operations environment

 

Organizational Relationships:

Reports to the Supervisor and Facilities Manager but will interact with peers and the client on a daily basis.

JOB SUMMARY

The Facilities Maintenance Technician I is responsible for the maintenance, troubleshooting and repair of Facilities equipment and utilities including laboratories, warehouse and buildings under supervision. The Facilities Maintenance Technician I will also be responsible for assisting with the operation and maintenance of facilities, utilities, equipment including HVAC, plant steam, WFI and clean utilities as well as plumbing, mechanical and electrical as required under supervision.

JOB DUTIES –

·       Comply with all safety standards and regulations provided by PCI (e.g. LOTO, Work Permits, etc.)
·       Perform routine inspections of operating equipment and initiate preventative maintenance programs to ensure the reliable and safe operation of equipment is sustained.
·       Adhere to procedures for preventive and predictive maintenance for testing, cleaning, planned repairs, equipment maintenance, and operations.
·       Performs defined PM activities under direct supervision senior technicians. Completes required documentation
·       Operates and monitors basic equipment and facilities to ensure inspection and audit readiness.
·       Assists in troubleshooting of equipment and utilities with senior technicians.
·       Executes basic maintenance activities under direct supervision
·       Assist in on-call or emergency response as needed and directed by supervisor/manager
PROFESSIONAL SKILLS –
·       Basic understanding of computer programs such as Microsoft Outlook

·       Must be able to work in a team environment as well as independently

EXPERIENCE –
·       1-2 years Previous experience in a GMP facility a plus

·       Strong mechanical aptitude and attention to details

 

EDUCATION
·       High school diploma, or equivalent

 

 

QUALITIES

Highly motivated, self-directed, multi crafted worker that is able to work under supervision in a fast pace environment. Knowledge of safety policies and procedures. Ability to troubleshoot problems, identify root causes

Maintenance Technician

The Technician completes assigned preventive maintenance and reactive maintenance repairs.

Basic Qualifications:

•  Must be 18 years of age or older
•  No experience required and on the job training provided
•  No high school diploma, GED or college degree required

Preferred Qualifications:

•  One (1) year of similar work experience

Responsibilities:

•  Complete assigned preventive maintenance and reactive maintenance repairs requiring conveyor, mechanical, plumbing, electrical, instrumentation, HVAC and other equipment, systems or structures
•  Ensure repairs and maintenance to all equipment and facilities
•  Respond to spills and other emergency situations, performing janitorial and maintenance tasks as necessary

HVAC Technician II

The HVAC Technician II performs maintenance, repairs and installation of assigned HVAC and Refrigeration equipment and controls, chilled water systems, boilers, and various other mechanical, electrical and building systems in accordance with client expectations and requests.

Basic Qualifications:

•  Must be 18 years of age or older
•  Must possess a valid, unexpired driver’s license
•  Must possess HVAC license in the state, county or city jurisdiction in which work will be performed
•  Must possess EPA Universal certification credentials
•  Must have refrigeration/HVAC trade or vocational certification
•  Three (3) years of HVAC experience are required
•  A minimum of one (1) year of experience as an HVAC Journeyman is required

Preferred Qualifications:

•  Three (3)-Five (5) years of HVAC experience is preferred

Responsibilities:

•  Troubleshoot, calibrate and adjust pilots, thermostats and burners, transformers, controls, relays, heaters, elements, switches and controls on electrical systems
•  Use common tools of the HVAC trade in daily work (e.g  multimeter, refrigerant gauges, charging charts, hand tools etc.)
•  Install, maintain, and repair ventilation and air conditioning systems and equipment
•  Identify maintenance risks on equipment
•  Diagnose electrical and mechanical faults for HVAC systems
•  Clean, adjust and repair systems, and performs warranty services
•  Perform emergency repairs promptly and efficiently
•  Provide technical direction and on-the-job training
•  Keep daily logs and records of all maintenance functions
•  Ensure compliance with appliance standards and with Occupational Health and Safety Act
•  Comply with service standards, work instructions and customers’ requirements
•  Assist with customer queries inquiries
•  Complete other duties as assigned

Terminal Operator

Terminal Operator – Newington, NH
$30.87 per hour + OT + Full Benefits

Sea-3, LLC operates a refrigerated liquified petroleum gas import/distribution terminal in the Port of Portsmouth which receives propane by vessel and rail for distribution by truck to propane dealers and suppliers.

The Terminal Operator’s primary responsibility will be to assist and support Terminal Operations and carry out their duties in a safe and efficient manner in accordance with established practices and procedures.

The Terminal Operator will be directly responsible to the Lead Operator on their shift.

In the absence of the Lead Operator, the Terminal Operator will assume the control room duties.

• Monitor day-to-day operations of the storage tank and piping, refrigeration equipment, truck rack equipment, and related equipment and systems

• Maintain hourly and daily operating logs

• Ship unloading

• Assist with terminal housekeeping and integrity

• Perform routine maintenance tasks

• May perform other general maintenance responsibilities as directed

• Train new truck drivers on SEA-3 truck rack loading procedures

• Assist truck drivers with the operation of the loading skids

• Works diligently and follows all safety requirements to prevent injuries, product contamination, spills and avoid product loss
