HVAC Mechanic – Facilities Operations

Job Description
This is the senior level maintenance position, working under limited supervision to perform complex duties typical of one or more of the specialized maintenance skill areas outlined below.  This particular position requires HVAC experience as a primary trade. Works from blueprints, schematic diagrams, sketches, manufacturer’s manuals, specifications and verbal instructions to plan, layout, perform, and coordinate work.  Ability to interface with the original equipment manufacturers to identify specifications which are useful for researching alternative sources if parts are no longer available or to reduce costs.  A senior level mechanic is required to understand and abide by all State and local codes as they apply to their trade and produce work results reflecting the highest degree of quality standards for their craft.  Provides instruction to others as required for the performance of major assignments requiring the assistance of additional personnel.

PRINCIPAL RESPONSIBILITIES & QUALIFICATIONS

Refrigeration

Install, operate, maintain and repair complex systems and equipment for heating, ventilation, air conditioning and refrigeration for industrial operations.
Calculate load demands.
Update and maintain energy management systems for efficient operation while controlling humidity, volume, velocity and system balancing.
Overhaul complete HVAC systems when required.
Must be familiar with the latest technologies to assure that the company is making the proper investments in regards to air conditioning and refrigeration equipment.
Evaluate existing air conditioning and refrigeration equipment to determine the logical order of replacement or upgrade projections for budget purposes.
Must have EPA Certification for the proper handling and reclaiming of refrigerants.
Plumbing (experience desirable but not required)

Install, repair, and maintain plumbing and piping systems working from drawings and blueprints, insuring adherence to specifications and state codes.
Will be knowledgeable in the necessary maintenance and upkeep of oil-fired boilers.  Will perform all the necessary maintenance and provide recommendations as necessary to extend the useful life of the equipment.
General Maintenance Duties

Depending on the individual incumbent’s particular area of expertise, individuals in this category may be required to act as the back-up mechanic for a variety of general maintenance duties which may include, but are not limited to, the following:
Operate and maintain water, steam, gas or other types of plumbing and piping systems.  Operate and maintain boilers and heating systems.
Operate generators, switchboards, and distribution boards, and perform minor electrical wiring repair.
Check, adjust, lubricate, and maintain machine shop and general production equipment.
Plan, construct and repair structures such as floors, work benches, skids, crates, and shelving.
Use Material Safety Data Sheets (MSDSs) and process knowledge to determine how to safely identify, store and dispose of hazardous chemicals and waste.
Qualifications
Physical Requirements

Physically able to work on HVAC units.
Will be required to work in settings with extreme cold or extreme heat, depending on time of year.
Prolonged periods of standing, kneeling, crawling, or climbing ladders.
Must be able to lift 50 pounds at a time
Education/Experience

Requires 2 years of specialized post high school vocational training and 5-8 years of experience in complete compressor and system troubleshooting and adjustments.   Experience in one or more additional trades would be preferred.

As a Gas Service Technician, you will be responsible for the day-to-day servicing of our customers heating equipment. Your goal will be to troubleshoot and perform diagnostic activities regarding service equipment within established policies and procedures.

Your Role:

  • Maintain, troubleshoot and install oil and propane parts and equipment.
  • Troubleshoot and resolve problems that occur by reviewing diagnostics and using the proper tools to complete repairs.
  • Provide final inspections of systems once repairs are completed to ensure all equipment is operating safely.
  • Complete appropriate daily paperwork for each service call.
  • Maintain service truck parts inventory.
  • Ensure the service truck is in good working order and reliable.
  • Perform other duties as required to maintain and enhance departmental productivity.
  • Rotational on call shifts required.

Your Skills:

  • A solid mechanical aptitude.
  • Ability to work well with others; good organization and communication skills; attention to detail and strong customer service.
  • Frequent driving, climbing in and out of vehicle and working in confined spaces. Some heavy lifting.
  • Ability to install various types of heating equipment.
  • Ability to work in a fast-paced environment and progress though the daily workload efficiently.
  • Strong decision-making skills

Your Experience:

  • A valid Propane or natural gas license. Nora Certification is an asset.
  • Knowledge of wiring and plumbing considered an asset.
  • Previous heating technician experience an asset.

Maintenance Electrician II

The Maintenance Electrician II is responsible for upkeep and proper functioning of all facility electrical systems and assists with the diagnosis and repair of our CNC Lathes and CNC Milling machines. The ability to troubleshoot electrical and mechanical problems is crucial to day-to-day operations.

Position Specific Responsibilities

– Install, maintain and repair all facility electrical systems, machine electrical systems and equipment to NEC standards.
– Comply with NFPA 70E and OSHA standards.
– Perform electrical maintenance tasks including, but not limited to, testing of systems and emergency generators.
– Diagnose, Maintain and repair machinery.
– Troubleshoot electrical and mechanical problems to the failed component.
– Install, operate and repair controls with knowledge of PLC’s (Programmable Logic Controller).
– Create schematics in electrical power and distribution, lighting, and branch chart wiring.
– Perform preventative and predictive maintenance with use of testing equipment such as Flir infrared and amp/voltage reading equipment.
– Devise parts list or list of materials for assigned projects.
– Act as a member on the on call team.
– Perform other duties as necessary.

Qualifications & Requirements

– Two-year technical degree in electronics, electrical, electro-mechanical technologies or a related field.
– 8+ years’ experience installing, maintaining and repairing electrical equipment and systems to NEC standards.
– Master Electrician License.
– Ability to evaluate and repair machinery.
– Electrical and Mechanical knowledge with demonstrated troubleshooting capabilities.
– Must have knowledge of NFPA 70E & OSHA standards.
– Intermediate level in MS Office: Outlook, Word, and Excel desired. Learn Epicor maintenance software.
– Must be able to lift 50 pounds in a safe manner; and request assistance when warranted.
– Must be able to climb in and out of small places; crawl around machinery.
– Must have range of motion sufficient to permit climbing stairs and ladders, walking, standing, stooping and crouching for extended periods while performing duties.

Equipment Mechanic

Pay range is $28.23 – $31.12 an hour per the 1386A Working Agreement. ASE Certificate holders earn an additional $0.50/hour.

The purpose of this position is to maintain all public works, light to heavy tools and equipment in a reliable and safe condition to be available for service according to approved standards. The work involves completing work orders, requesting parts from the Inventory Management Specialist, reviewing PM check lists, and utilizing proper techniques for lift operation, tire rotation, grease, inspections, and all other aspects of the equipment maintenance group. This includes performing routine maintenance for all equipment, maintaining tools and equipment in the most cost-effective manner, recording all equipment maintenance and associated costs, using parts and supplies wisely and recommending maintenance and repair improvements to reduce overall operating costs. It also involves learning the proper operating and maintenance procedures for all City vehicles and equipment.
